Commercial Real Estate
Allegretti & Associates provides counsel to private equity funds, other institutional investors and high net worth individuals on a broad range of commercial real estate transactions.
We represent both purchasers and sellers in the purchase and sale of commercial real property and have experience with transactions involving office buildings, retail, hotels, resorts, condominiums, commercial co-ops, assisted living facilities, storage facilities, parking garages, mixed-use, residential rental properties, warehouses and development properties. Our scope of work includes due diligence review, drafting and negotiating the purchase and sale agreement, drafting corporate organizational documents and effectuating the closing. In addition, we are highly experienced in drafting and negotiating joint venture agreements, partnership agreements, tenancy in common agreements, franchise agreements and property management agreements.
Our attorneys advise borrowers and lenders in connection with single and multi-asset mortgage and mezzanine financings, securitizations, construction financings, revolving credit facilities and convertible loans.
Residential Real Estate
Allegretti & Associates advises private clients on all aspects of the purchase, sale and financing of exclusive primary and secondary residential properties throughout New York City, Westchester County, the Hamptons and beyond. Over the past twenty years, our attorneys have closed some of the most significant residential purchases and sales in the New York City metropolitan area, from luxury tower condominiums to ocean front estates. Since we appreciate the importance of confidentiality for our clients, we draft and negotiate confidentiality agreements and serve as the authorized representatives for our clients throughout the closing, design and construction process to protect their privacy when purchasing and developing residential properties. We regularly collaborate with trusts and estates attorneys on the transfer of residential and commercial properties to accomplish estate planning goals.
Design and Construction
Allegretti & Associates represents property owners, contractors, architects, interior designers and owner’s representatives in connection with drafting and negotiating a broad range of construction contracts and other related agreements. We focus on ensuring that each contract is tailored to meet the needs of our clients and the unique aspects of each project. Our attorneys are also experienced in drafting and negotiating access and license agreements between developers and adjacent property owners in connection with commercial and residential construction projects.
Leasing
Allegretti & Associates represents landlords and owners in connection with drafting and negotiating commercial and residential leases, including for office space, rental apartments, retail, single family homes, summer rentals and condominium units.
